ABOUT US
The Opinicon Property Owners Community (OPOC) was created by the property owners served by Deadlock Bay Road, Hart Creek Road and Hairpin Lane. The primary purpose is to maintain these private roads. Access is important, not only for the enjoyment of owners and their guests but also for ambulances, other emergency vehicles, garbage collection and delivery trucks.
OPOC is run by a volunteer Board of Directors and all property owners along these roads are eligible for membership in OPOC and a position on the Board. One General Meeting is held annually, primarily to set the dues required by members to maintain the roads and to cover the costs of insurance and taxes as well as to elect the Board of Directors.
OPOC is a not-for-profit, letters patent Corporation, created under Ontario’s Corporations Act in 1964. As a corporation, OPOC holds the land under the roads and a small parcel at the Deadlocks on behalf of all members. It also carries liability insurance pertaining to the roads and operation of OPOC.
Membership in OPOC is voluntary; however, each property owner within the area covered by OPOC is obliged to contribute annually to the costs of maintaining the private roads, based on the number of lots owned.
